  • Responsive communication: accurate reporting for all owners as well as having our in-house professionals at the end of a line ready to answer questions;
  • Transparent financial management: digital platforms for full transparency and well-monitored funds and levy collection, and the reassurance of your funds being secure and sustainable; and
  • Service excellence: our professional industry specialists will bring service excellence to your community via their proven experience and proactive approach.

This proposal will provide you with an introduction to STM, our people, our processes and digital platforms that support us in providing unequaled customer excellence.

What we'll deliver

Below are the key ways in which we’ll service you.

Responsive communication

Our team will be available and visible to the Committee and stakeholders. They will be responsive and transparent in communicating with you to resolve strata matters as quickly as possible.

  • The team will provide you with direction on how matters should be dealt with based upon their knowledge, experience and best practice across our business.
  • Efficiency of response is ensured via our managed communication policy .
  • You can expect calls to be returned within 24 hours and emails within 48 hours (excluding weekends and public holidays).
  • Every question is important. The team will work with you until your questions are answered.
  • Monthly reports are generated and emailed to the Committee.
  • Committee members and lot owners will have 24/7 access to our online portal, where you can download all documents and reports pertaining to your community.

Transparent financial management

With more than AU$30 billion of property under our care nationally, we take our fiduciary duties very seriously to ensure your funds are secure and sustainable. Our adopted processes and procedures go beyond industry standards.

  • We use StrataMax (strata management software) to host all of your Owners Corporation information. All aspects of your building are seamlessly managed through StrataMax, providing better transparency with 24/7 online access.
  • We operate an online invoice approval system, where all invoices are received, allocated to the correct fund heading and issued to the treasurer for payment.
  • Experienced trust accountants are part of our service delivery team to ensure compliance with fiduciary duties.
  • An independent auditor will audit the Owners Corporation financials annually and the audited report will be presented to all owners at Annual General Meetings.
  • Your input and assistance in fiscal control is important for us and the team will work collaboratively to achieve your goals.

If we’re appointed, we will assign a delivery team to your building. The team is led by a senior Community Manager specialising in large complex strata schemes. You will receive personalised services from an authentic, professional and dedicated team who know and love their jobs.
